Prices for one-bedroom apartments in Ukraine have significantly changed: find out the current costs now.

Owners of one-bedroom apartments have adjusted their prices in many major cities across Ukraine, with changes reflecting both increases and decreases. For instance, over the past six months, the value of such properties has risen the most in Rivne, with a 10% increase, bringing the average price to $45,000.

The most significant price drop was recorded in Sumy, at 15%, bringing the average to $20,000. Reports OBOZ.UA. This information was shared by Kontrakty.UA.

Overall, as reported on a major industry portal, one-bedroom apartments have increased in price by 2-10%. Specifically, apart from Rivne, purchasing apartments has become more expensive in:

  • Lviv – by 7%;
  • Cherkasy – by 6%;
  • Zhytomyr – by 4%;
  • Ivano-Frankivsk – by 2%.

Price reductions ranged from 2% to 15%. The largest drops (excluding Sumy) were noted:

  • in Zaporizhzhia – by 13%;
  • in Kharkiv and Dnipro – by 9%.

At the same time, in several cities, there were no changes – the cost of one-bedroom apartments remained at previous levels. These cities include:

  • Kyiv;
  • Lutsk;
  • Chernivtsi;
  • Khmelnytskyi;
  • Kropyvnytskyi;
  • Vinnytsia.

Current prices for one-bedroom apartments in Ukraine

Generally, on the secondary market, one-bedroom apartments in Ukraine are sold at average prices ranging from $16,000 to $65,000. According to analysts, the cheapest housing can be found in Kherson, averaging $16,000. Other leaders include:

  • Zaporizhzhia – $17,000;
  • Kharkiv, Sumy – $20,000;
  • Mykolaiv – $21,000.

The highest prices are recorded in Lviv, averaging $65,000. Additionally:

  • Kyiv – $60,000;
  • Uzhhorod – $54,000.

Significant price increases expected for new real estate

Meanwhile, the primary real estate market in Ukraine is expected to see substantial price increases. Forecasts indicate that by 2025, depending on various factors, prices for new builds may rise by 15 to 20-25%.

As reported by OBOZ.UA from one of the construction companies, several factors will influence the price increase. Specifically:

  • The inflation rate, which, according to their forecasts, may reach 10% by 2025.
  • The market situation.
  • Changes in taxation.
  • The level of demand.

"The difference between properties at the beginning of construction and at the stage of commissioning, depending on the class of the property, can reach 40%, which was typical for the 'pre-war' market. Meanwhile, the price for 'similarly classified' properties in different regions may vary by about 10%: for instance, a quality comfort-class apartment in Uzhhorod may be more expensive than a comparable residence in Dnipro or Poltava – in regions considered less safe for living. In other words, the 'safety premium' may constitute around 10% of the existing prices," explained Marianna Bihunets, the sales director of the construction company GAZDA. Overall, she concluded, 2025 will be a challenging year in the real estate market. This is because:

  • On one hand, there are several objective factors that will influence the price dynamics.
  • On the other hand, the purchasing power of citizens will "remain at a rather low level."

As OBOZ.UA reported, at the same time, automatic registration of property rights for real estate objects has been launched in Ukraine following construction completion. Now, after a construction project is put into operation, property rights can be registered automatically – without the need for a state registrar's involvement.
