Prices are surprising. Find out how much apartments in Kyiv are selling for now.

In Kyiv, property prices have surged again over the past six months, affecting both the secondary and primary markets. One-bedroom apartments have increased in price by 5%, while two- and three-bedroom apartments have seen an 8% rise.

RBC-Ukraine citing data from LUN discusses how housing prices have changed in the capital. This is reported by Kontrakty.UA.

What are the prices for apartments on the secondary market

One-bedroom apartments have increased by 5%, now averaging 63 thousand dollars. However, the price varies by location:

  • Pechersk - 120 thousand dollars;
  • Shevchenkivskyi - 84 thousand dollars;
  • Holosiivskyi - 69 thousand dollars;
  • Darnytskyi - 61 thousand dollars;
  • Podilskyi - 57 thousand dollars;
  • Solomianskyi - 55 thousand dollars;
  • Dniprovskyi - 55 thousand dollars;
  • Obolonskyi - 53 thousand dollars;
  • Sviatoshynskyi - 49.5 thousand dollars;
  • Desnianskyi - 40 thousand dollars.

Prices for two-bedroom apartments have also risen by 8%, with an average cost of 97 thousand dollars in the capital. The highest prices are in Pechersk at 189 thousand dollars, while the lowest are in the Desnianskyi district at 55 thousand dollars.

The cost of three-bedroom apartments has similarly increased, now selling for 141 thousand dollars. The highest price is in Pechersk at 309 thousand dollars, and the lowest is in the Desnianskyi district, where these apartments cost 68.5 thousand dollars.

On average, Kyiv residents need to save their entire salary for 8 years to afford a one-bedroom apartment, 12.8 years for a two-bedroom, and 18.6 years for a three-bedroom.

The highest prices are for housing in pre-revolutionary buildings and new constructions built after 2010, while the lowest prices are found in panel houses and Khrushchyovkas.

Additionally, LUN conducted a survey in winter regarding the future of real estate prices in Kyiv. 39% responded that housing prices would rise, 36% believe prices will remain unchanged, and 26% think prices will fall.

What are the prices on the primary market

Over the past six months, prices on the primary market have risen by 3% in currency. On average, 1 square meter now costs 1,280 dollars in the capital, but this depends on the class of housing.

Price per square meter:

  • premium class - 3,200 dollars;
  • business class - 1,740 dollars;
  • comfort - 1,060 dollars;
  • economy - 1,000 dollars.

Currently, there are 169 new constructions for sale in Kyiv, with 106 developers offering installment plans, 25 offering loans, and 49 providing the "eOselya" mortgage. On average, to purchase an apartment in the capital with a mortgage, a down payment of at least 750 thousand hryvnias is required.

50% of respondents believe that prices for capital real estate will increase, 30% think prices will remain the same, and 17% responded that housing will become cheaper.

It is worth noting that last year, Kyiv led in the number of residential properties commissioned - 10,730 units, which is 13% more than in 2023. Kyiv region came in second with 8,560 apartments.
