Prices for housing in Ukraine have undergone significant changes: what are the current costs of one-bedroom apartments?

Owners of one-bedroom apartments have adjusted their prices in several major cities across Ukraine, with fluctuations in both directions. For instance, in the past six months, the price of such properties has increased the most in Zhytomyr, rising by 8% to an average of $43,000.

The most significant price drop was recorded in Sumy – by 9%, bringing the average to $20,000. Writes OBOZ.UA. This information was reported by Kontrakty.UA.

Overall, it was noted on the major profile portal that one-room apartments have decreased in price by 1-9%. Specifically, apart from Sumy, it has become noticeably cheaper to purchase these apartments in:

  • Dnipro – prices fell by 6%;
  • Zaporizhzhia – by 5%.

Price increases ranged from 3% to 8%. Besides Zhytomyr, prices have significantly risen in Uzhhorod – by 7%.

At the same time, in a number of cities, there were no changes – the cost of a "one-room apartment" remained at the previous level. These include:

  • Kyiv;
  • Lutsk;
  • Ivano-Frankivsk;
  • Chernivtsi;
  • Vinnytsia;
  • Odesa;
  • Kropyvnytskyi;
  • Vinnytsia.

What are the prices for one-room apartments in Ukraine

In general, on the secondary market, one-room apartments in Ukraine are sold at average prices ranging from $18,000 to $64,000. The cheapest, according to analysts, is housing in Kherson and Zaporizhzhia – averaging $18,000. Among the leaders are also:

  • Zaporizhzhia – $17,000;
  • Kharkiv, Sumy – $20,000;
  • Mykolaiv – $21,000.

The highest prices are recorded in Lviv – averaging $64,000. Additionally, in Kyiv and Uzhhorod – $60,000.

Is there a risk of losing apartments and houses due to a hacker attack on state registries?

At the same time, restrictions due to the Russian cyberattack on access to the Ministry of Justice's state registries, including the Real Estate Rights Register, do not pose a risk of illegal seizure of property from Ukrainians. As stated by the ministry itself, from a legal standpoint, registration is not merely the entry of a record into the State Register of Real Estate Rights.

"The basis for registration consists of documents issued or certified by a competent authority. This is why property owners should be confident in the integrity of their rights. All actions in the register are automatically recorded: who, when, and what registration action was taken. Therefore, discussions about the risk of illegal property seizure due to limited access to the register are manipulative," the statement reads.

Meanwhile, the Ministry of Justice reminded that due to the largest cyberattack from Russians in recent times, it is currently impossible to obtain data from the register or make changes. The estimated time for restoring the registries is 2 weeks.

As reported by OBOZ.UA, at the same time, the primary real estate market in Ukraine is expected to see significant price increases. According to forecasts, in 2025, depending on various factors, prices for new builds may rise by 15 to 20-25%.
