In Kyiv, apartment prices have significantly changed. Discover the current cost of housing in the city.

In Kyiv, the prices for new apartments have significantly increased. Over the past six months, the cost of housing in the primary market has risen by 5.62%, which is nearly an additional 3,000 UAH per square meter, bringing the average price to 53,075 UAH.

Over the past year, prices have risen even more – by 25.52%, or nearly 11,000 UAH. Writes OBOZ.UA. This information is reported by Kontrakty.UA.

This is also reported by M2bomber. According to their data, prices for new housing have increased in the last month as well. They rose by more than 1,000 UAH, or 2.12%.

Apartment prices in Kyiv districts

According to analysts, in the capital's districts, the cost per "square meter" ranges on average from 40,050 to 112,100 UAH. This means the difference between the most expensive and the cheapest is 72,050 UAH, and for the price of 1 sq. m in an expensive area, one could buy about three in a cheaper one.

The lowest prices are recorded in the Desnyansky district – an average of 40,050 UAH per square meter. Following this are:

  • Darnytskyi – 40,250 UAH;
  • Solomianskyi – 42,350 UAH;
  • Svayatoshynskyi – 45,000 UAH.

In the average price segment – the Dnipro district, where apartments are sold at an average price of 47,750 UAH per sq. m. Additionally:

  • Obolon District – 50,000 UAH;
  • Holosiivskyi – 55,000 UAH;
  • Podilskyi – 56,950 UAH.

According to analysts, the most expensive area to buy an apartment is the Pechersky district. Here, the price per square meter averages 112,100 UAH.

Additionally, in the Shevchenkivskyi district, where the average price of a "square" is 68,250 UAH.

What is the price per "square" to buy a 1-room apartment most easily?

According to analysts, developers most frequently set the price per "square" at 22,400 UAH. This price makes up 7.8% of property sale listings.

One can also often see a price of 25,200 UAH – 7.2%. Additionally, 19,600 UAH – 6.7%.

Is there a risk of losing apartments and houses due to a hacker attack on state registries?

Restrictions due to the Russian cyberattack on access to the Ministry of Justice's state registries, including the Real Estate Rights Registry, do not pose a risk of illegal seizure of property from Ukrainians. As reported by the ministry itself, from a legal standpoint, registration is not merely the act of entering a record into the State Registry of Real Estate Rights.

"The basis for registration consists of documents issued or certified by a competent entity. This is why property owners should be confident in the inviolability of their rights. All actions in the registry are automatically recorded: who, when, and what registration action was taken. Therefore, discussions about the risk of illegal property seizure due to limited access to the registry are manipulative," the message states.

At the same time, the Ministry of Justice reminded that due to the largest cyberattack from Russia recently, it is currently impossible to either obtain data from the registry or make changes. The estimated time for restoring the registries is two weeks.

As reported by OBOZ.UA, significant price increases are expected in the primary real estate market of Ukraine. According to forecasts, by 2025, depending on various factors, prices for new constructions may rise by 15 to 20-25%.
