In the secondary housing market, prices in the city have increased by 3-4%, while in the primary market, they have risen by 8%. Reports OBOZ.UA. This information was shared by Kontrakty.UA.
According to the State Statistics Service of Ukraine, in December 2024, the average rental price for a one-room apartment in Ukraine was 7,220 hryvnias per month, which is 9.3% higher than the previous year. The most expensive regions for rentals are Zakarpattia, Lviv, and Rivne regions:
- Zakarpattia region – the most expensive for renters;
- Lviv region – rental prices decreased by 11.4% to 10,449 UAH;
- Rivne region – prices increased by 37.4% to 9,891 UAH.
By the end of January 2025, the average rental price for a one-room apartment in Ukraine rose to 10,473 UAH, while a two-room apartment reached 12,655 UAH. The most expensive rental apartments were recorded in Uzhhorod, Lviv, and Kyiv. Meanwhile, the cheapest options can be found in Mykolaiv, Zaporizhzhia, and Kharkiv – starting from 5,000 UAH. In Ternopil, the average rental price for a one-room apartment is 10,000 UAH, and for a two-room apartment – 11,800 UAH.
The demand for purchasing housing remains relatively low, especially in the primary market, where prices continue to rise, but the construction of new projects is hampered by a lack of resources and labor. The secondary market shows stable prices in Kyiv and the western regions, while some price reductions are noted in the central and eastern areas.
According to the Association of Real Estate Specialists of Ukraine, in Ternopil, housing prices have increased in both the primary and secondary markets. The cost of apartments in new buildings depends on location, developer, and complex:
- one-room apartment – 25-30 thousand dollars;
- two-room apartment – starting from 30 thousand dollars;
- three-room apartment – starting from 45 thousand dollars.
In the secondary market, the average price per square meter is 30,000 UAH, and in the last six months, prices for secondary housing have risen by 3-4%. For example, a one-room apartment costs about 25,000 dollars, a two-room apartment – just over 30,000 dollars, and a three-room apartment – from 35,000 dollars. The main reasons for the increase in real estate prices are:
- labor shortage – due to the migration of builders, there is a lack of qualified personnel;
- rising cost of construction materials – increases in raw material and equipment prices affect the final cost of housing;
- demand for safe regions – due to the war, Ukrainians are eager to purchase housing in the western regions;
- stable demand for rentals – the high cost of buying housing forces many people to remain in rented apartments, increasing demand and rental prices;
- increased utility costs – rising rates for electricity, gas, and heating make maintaining housing more expensive, impacting rental prices and real estate costs;
- currency exchange rates and inflation – fluctuations in the hryvnia exchange rate and overall economic instability also contribute to the rising housing costs.
As previously reported by OBOZ.UA, the real estate market in Ukraine is currently under significant influence from the war, creating substantial challenges for developers and buyers. Housing prices will continue to rise, but gradually, and the recovery of the market will depend on stability at the front and investments in the country's reconstruction.
