What are the prices and appearance of the most affordable apartments in Kyiv?

In October, the average price per square meter of real estate in Kyiv is $1,500. The highest prices are found in the Pechersk district at $2,380, while the lowest are in the Desnyansky district, where the cost per square meter is $1,040.

Why the Desnyansky District Has the Lowest Housing Prices

The Desnyansky district has been at the top of the list for the cheapest housing for several years. One reason for the low prices is the transportation infrastructure—there are only two metro stations: Chernihivska and Lisova. Most residents rely on surface transport, often leading to traffic jams. While the city authorities promise to build a metro line to Troieshchyna, it has yet to materialize.

The average prices for apartments in the Desnyansky district are:

  • one-bedroom – $34,000 without renovation, $41,000 with renovation
  • two-bedroom – $52,700
  • three-bedroom – $67,200

It is noteworthy that prices here are even lower than in the suburbs—such as Vysneve, Sophiivska, and Petro-Pavlivska Borshchahivka.

What Are the Prices for the Cheapest Apartments in New Constructions?

According to LUN data, smart apartments without renovation in new buildings in the Desnyansky district are offered starting at 20,500 UAH. The living space begins at 19 sq. m, and the residential complexes have already been commissioned.

Developers highlight the advantage of such properties as "living in the forest," since there is a green zone nearby, along with relative proximity to the metro—20-25 minutes by public transport or 7-10 minutes by car.

It's worth noting that there are many offers for such budget housing in new constructions on the real estate market.

How Much Is the Cheapest Housing on the Secondary Market?

Currently, on the real estate sale market, offers for apartments can be found for less than 1 million UAH. In the capital's Troieshchyna, a two-story studio apartment with an area of 30 sq. m, featuring cosmetic repairs, is being sold for 957,000 UAH (approximately $23,000).

The housing has individual heating, air conditioning, and a boiler installed. On the first floor, there is a hallway, kitchen, and bathroom, while the bedroom is on the second floor. The apartment is located in a new club-type building commissioned in 2016. There is an underground parking facility nearby.

Additionally, in the Desnyansky district, one can purchase two rooms in a family-type dormitory, totaling 42 sq. m, for 978,000 UAH (about $23,700). The listing states that the accommodation includes air conditioning, updated wiring, and water supply to the room. There is a shared kitchen on the floor, equipped with new gas stoves, and a separate restroom for three rooms.

The dormitory is situated in a quiet area, close to kindergartens, schools, supermarkets, a market, a clinic, and a forest across the road. It takes 15 minutes to walk to the Lisova metro station.

A slightly higher price is for a one-bedroom apartment in Troieshchyna. The property, with an area of 34.9 sq. m, costs 1.04 million UAH (around $25,000). The apartment is located in a four-story building with a gated territory. The accommodation includes cosmetic repairs, a loggia, a studio kitchen, an adjoining bathroom, and windows facing the courtyard.
