Apartment rentals in Kyiv and Berlin: How housing prices differ between the two capitals.

Since the onset of the war, over 64,000 Ukrainian refugees have relocated to Berlin. A significant number of them have already moved out of social housing and begun renting apartments independently.

What is the cost of renting apartments in Kyiv

Kyiv, along with Lviv and Uzhhorod, ranks among the top three cities in Ukraine with the highest rental prices. Over the past six months, rental prices in the capital have risen by 7%.

The cost of housing depends on its size, condition, and location. The most expensive apartments are in the Pechersk district, where a one-bedroom apartment averages 36,000 hryvnias. The cheapest options are found in the Desnyansky district, where such housing is rented for 9,000 hryvnias.

Apartment prices in Kyiv:

  • one-bedroom apartment - 9,000-15,000 hryvnias (in the outskirts) and 17,000-36,000 (in the city center);
  • two-bedroom apartment - from 12,000 to 22,000 hryvnias (in the outskirts) and from 24,000 to 42,000 (in the city center);
  • three-bedroom apartment - from 13,500 to 33,000 hryvnias (in the outskirts) and from 40,000 to 72,000 hryvnias (in the center).

When renting housing in Kyiv, it is common to pay for the first and last month upfront, as well as 50% of the apartment's cost for the realtor's services.

On average, residents of Kyiv spend 4,257 hryvnias per month on utilities for an 85-square-meter apartment.

What are the rental prices in Berlin

The rental price in Berlin is, on average, 135.6% higher than in Kyiv. The rental conditions also differ significantly. In the vast majority of cases, apartments are rented unfurnished, with only kitchens equipped. Tenants need to buy their own furniture and take it with them upon moving out.

Typically, a contract is signed when renting, and a deposit for three months is required. The contract specifies the payment amount, and the landlord cannot increase it for a certain period.

It is worth noting that in recent years, the housing market in Berlin has become less accessible for residents due to high demand and a limited number of apartments.

Rental costs in Berlin:

  • one-bedroom apartment - in the outskirts from 800 to 1,200 euros per month (34,000-52,000 hryvnias) and in the center from 1,200 to 1,500 euros (52,000-65,000 hryvnias);
  • two-bedroom apartment - in the outskirts from 1,000 to 1,500 euros (43,000-65,000 hryvnias) and from 1,500 to 2,500 euros (65,000-87,000 hryvnias);
  • three-bedroom apartment - in the outskirts from 1,200 to 2,000 euros (52,000-87,000 hryvnias) and from 1,700 to 3,000 euros in the center (74,000-130,000 hryvnias).

 

Additionally, in Berlin, there are "cold" and "hot" rentals. "Cold" does not include utilities, which the tenant pays separately. "Hot" covers all expenses, including both monthly rent and utility costs.

Residents of Berlin typically pay 309 euros (13,500 hryvnias) for utilities in an 85 square meter apartment. An additional cost to consider is internet payment - 40 euros (1,744 hryvnias).
